KEY RESIDENTIAL MARKET INDICATORS

NUMBER OF TRANSACTIONS There were 1,457 transactions in 2021 compared to 1,433 in 2020, an increase of 2%.
 AVERAGE HOME SALES PRICE The average home sales price increased 12% to $588,952 from $526,091.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 22 compared to 52, a decrease of 57%.
ACTIVE RESIDENTIAL LISTINGS There was a monthly average of 335 homes on the market in 2021 compared to 463 in 2020, a decrease of 28%.
SALES PRICE TO LIST PRICE On average, homes sold for 99.8% of the list price as compared to 98.7%, an increase of 1%.

In the fourth quarter of 2021, 331 properties sold as compared to 397 properties in the 4th quarter of 2020. All segments except for the homes under $250,000 segment increased.

There are currently 180 residential properties for sale which is about a 2-month supply. The active listings have an average days on market of 101. The average list price of homes currently on the market is $1,280,488.

NUMBER OF TRANSACTIONS There were 163 transactions in 2021 compared to 160 in 2020, an increase of 2%.
 AVERAGE PRICE  PER ACRE The price per acre for raw land over 25 acres increased 16% from $8,636 to $9,979.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 199 compared to 162, an increase of 23%.
ACTIVE LAND LISTINGS There was an average of 169 properties on the market every month compared to 218 in 2020.
SALES PRICE TO LIST PRICE Land and farms sold for 88% of the list price as compared to 92% in 2020, a decrease of 4%.

Thirty-four properties sold in the 4th quarter of 2021 compared to 57 properties in the 4th quarter of 2020.

There are currently 118 properties for sale which is about a 9-month supply. The properties currently on the market have an average days on market of 268.
