KEY RESIDENTIAL MARKET INDICATORS

NUMBER OF TRANSACTIONS There were 127 transactions in 2021 compared to 136 in 2020, a decrease of 7%.
 AVERAGE HOME SALES PRICE The average home sales price increased 37% to $690,111 from $504,458.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 78 compared to 104, a decrease of 25%.
ACTIVE RESIDENTIAL LISTINGS There was a monthly average of 62 homes on the market in 2021 compared to 77 in 2020, a decrease of 19%.
SALES PRICE TO LIST PRICE On average, homes sold for 95.9% of the list price as compared to 96.3% in 2020.

Thirty seven properties sold in the 4th quarter of 2021 as compared to 48 properties in the 4th quarter of 2020. All segments decreased except for the $1,000,000 segment which had 7 sales in the 4th quarter compared to 1 in the 4th quarter of 2020.

There are currently 34 residential properties for sale which is about a 4-month supply. The homes currently on the market have an average days on market of 138. The average list price of residential listings is $1,340,426.

 AVERAGE PRICE  PER ACRE The price per acre for raw land over 25 acres increased 3% from $5,953 to $6,118.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 233 compared to 199, an increase of 17%.
ACTIVE LAND LISTINGS There was an average of 61 properties on the market every month compared to 71 in 2020.
SALES PRICE TO LIST PRICE Land and farms sold for 91.7% of the list price compared to 92.1% in 2020.

There were 17 land and farm transactions in the fourth quarter of 2021 compared to 15 in the fourth quarter of 2020.

There are currently 34 lots for sale, which is about a 9-month supply. The average days on market for the current lots on the market is 239 days.
