The focal point of the living room is the impressive stone fireplace, a great spot for warming up by the fire with a good book on cool evenings. The kitchen features ample cabinet and counter space. The main floor also offers a full bath with a laundry room and plenty of closet space.
From the second floor master bedroom, it is easy to fall asleep to the tranquil sounds of the river. The spacious master offers views of the surrounding hills and has hardwood floors along with his and hers closet space. The property abuts the Rush River with a small gravel path that leads to a swimming hole. Mowed and maintained land along the river allows space for a picnic table. There are also peaceful spots to fish and swim.

The village of Sperryville has become the new, thriving heart of Rappahannock County. Recent years have seen the addition of a coffee shop, two tiny breweries, Haley Fine Art Gallery, a wood-fired pizza kitchen and craft cocktail bar, an outdoor gear and lifestyle shop, Stonewall Abbey Wellness and Yoga, and Three Blacksmiths.
