Enter from the large, newly-added wrap around porch where the sounds of the Rush River cast a peaceful song over the property.
Impeccable hardwood floors add charm to the interior of the home. The focal point of the living room is the impressive stone fireplace, a great spot for warming up by the fire with a good book on cool evenings. The kitchen features ample cabinet and counter space. The main floor also offers a full bath with a laundry room and plenty of closet space.
From the second floor master bedroom, it is easy to fall asleep to the tranquil sounds of the river. The spacious master offers views of the surrounding hills and has hardwood floors along with his and hers closet space. The second bedroom has hardwood floors, a large closet and views over a pasture where the sun sets behind the hills. The second floor also features a sizable linen closet and a full bath.
The property abuts the Rush River with a small gravel path that leads to a swimming hole. Mowed and maintained land along the river allows space for a picnic table. There are also peaceful spots to fish and swim.

This quaint Village is home to the Inn at Little Washington which was just awarded Three Michelin Stars and won the James Beard lifetime achievement award among other honorable accolades. While strolling through the village you will find local art galleries and lovely boutique shops. Hiking in the Shenandoah National is just 20 minutes away.
The village of Sperryville has become the new, thriving heart of Rappahannock County. Recent years have seen the addition of a coffee shop, two tiny breweries, Haley Fine Art Gallery, a wood-fired pizza kitchen and craft cocktail bar, an outdoor gear and lifestyle shop, Stonewall Abbey Wellness and Yoga, and Three Blacksmiths. This, our newest restaurant, recently received a stellar review by The Washington Post’s food critic. Sperryville is also home to the Corner Store, Hair Gallery, antiquing, several shops, multiple restaurants, and Copper Fox Distillery.
