KEY RESIDENTIAL MARKET INDICATORS

NUMBER OF TRANSACTIONS There were 160 transactions in 2021 compared to 164 in 2020, a decrease of 2%.
 AVERAGE HOME SALES PRICE The average home sales price increased 14% to $382,597 from $334,453.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 25 compared to 84, a decrease of 71%.
ACTIVE RESIDENTIAL LISTINGS There was a monthly average of 192 homes on the market in 2021 compared to 333 in 2020, a decrease of 42%.
SALES PRICE TO LIST PRICE On average, homes sold for 100.1% of the list price as compared to 98.6%, an increase of 2%.

There are currently 237 residential properties for sale which is about a 4 month supply. The active listings have an average days on market of 58. The average list price of homes currently on the market is $459,305. In 2020, homes sold for an average of 0.1% above the list price.

KEY LAND AND FARM MARKET INDICATORS

NUMBER OF TRANSACTIONS There were 45 transactions in 2021 compared to 21 in 2020, an increase of 114%.
 AVERAGE PRICE  PER ACRE The price per acre for raw land over 25 acres increased 39% from $3,826 to $5,332.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 276 compared to 225, an increase of 23%.
ACTIVE LAND LISTINGS There was an average of 103 properties on the market every month compared to 120 in 2020.
SALES PRICE TO LIST PRICE Land and farms sold for 96.6% of the list price as compared to 92.6% in 2020, an increase of 4%.

There are currently 142 properties for sale which is about an 18 month supply. The lots currently on the market have an average days on market of 610.
