KEY RESIDENTIAL MARKET INDICATORS

NUMBER OF TRANSACTIONS There were 249 transactions in 2021 compared to 274 in 2020, a decrease of 9%.
 AVERAGE HOME SALES PRICE The average home sales price increased 27% to $585,294 from $459,999.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 37 compared to 74, a decrease of 50%.
ACTIVE RESIDENTIAL LISTINGS There was a monthly average of 264 homes on the market in 2021 compared to 505 in 2020, a decrease of 48%.
SALES PRICE TO LIST PRICE On average, homes sold for 97.7% of the list price as compared to 97.6% in 2020.

There are currently 394 residential properties for sale which is about a 4 month supply. The active listings have an average days on market of 53. The average list price of homes currently on the market is $954,138.

NUMBER OF TRANSACTIONS There were 47 transactions in 2021 compared to 26 in 2020, an increase of 81%.
 AVERAGE PRICE  PER ACRE The price per acre for raw land over 25 acres increased 10% from $7,156 to $7,851.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 264 compared to 119, an increase of 122%.
ACTIVE LAND LISTINGS There was an average of 166 properties on the market every month compared to 222 in 2020.
SALES PRICE TO LIST PRICE Land and farms sold for 84% of the list price as compared to 94% in 2018, a decrease of 11%.

 

There are currently 160 properties for sale which is about a 12 month supply. The properties currently on the market have an average days on market of 142.
