KEY RESIDENTIAL MARKET INDICATORS

NUMBER OF TRANSACTIONS There were 21 transactions in 2021 compared to 17 in 2020, an increase of 24%.
 AVERAGE HOME SALES PRICE The average home sales price increased 41% to  $575,257 from  $408,624.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 93 compared to 191, a decrease of 51%.
ACTIVE RESIDENTIAL LISTINGS There was a monthly average of 56 homes on the market in 2021 compared to 81 in 2020, a decrease of 31%.
SALES PRICE TO LIST PRICE On average, homes sold for 95.7% of the list price as compared to 95.3%, an increase of 0.4%.

 

There are currently 71 residential properties for sale which is about a 10 month supply. (It is worth noting that 29 of the potential homes for sale are under contract.)  The homes currently on the market have an average days on market of 96. The average list price of residential listings is $1,006,490.

2021 COMPARED TO 2020

KEY LAND AND FARM MARKET INDICATORS

NUMBER OF TRANSACTIONS There were 17 transactions in 2021 compared to 12 in 2020, an increase of 42%.
 AVERAGE PRICE  PER ACRE The price per acre for raw land over 25 acres increased 3% from $6,633 to $6,852.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 276 compared to 241, an increase of 14%.
ACTIVE LAND LISTINGS There was an average of 59 properties on the market every month compared to 63 in 2020.
SALES PRICE TO LIST PRICE Land and farms sold for 92% of the list price as compared to 91.5% in 2018, an increase of 1%.

There are currently 60 lots for sale, which is about a 19 month supply. The average days on market for the current lots on the market is 174 days.
