KEY RESIDENTIAL MARKET INDICATORS

NUMBER OF TRANSACTIONS There were 722 transactions in 2021 compared to 613 in 2020, an increase of 18%.
 AVERAGE HOME SALES PRICE The average home sales price increased 18% to $589,169 from $500,195.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 24 compared to 58, a decrease of 58%.
ACTIVE RESIDENTIAL LISTINGS There was a monthly average of 305 homes on the market in 2021 compared to 516 in 2020, a decrease of 41%.
SALES PRICE TO LIST PRICE On average, homes sold for 99.7% of the list price as compared to 98%, an increase of 2%.

 

In the 2nd quarter of 2021, 471 properties sold as compared to 339 properties in the 2nd quarter of 2020. All segments except for the under $250,000 segment increased.

There are currently 378 residential properties for sale which is about a 4 month supply. The active listings have an average days on market of 49. The average list price of homes currently on the market is $955,997.

NUMBER OF TRANSACTIONS There were 88 transactions in 2021 compared to 57 in 2020, an increase of 54%.
 AVERAGE PRICE  PER ACRE The price per acre for raw land over 25 acres increased 16% from $6,774 to $7,859.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 227 compared to 163, an increase of 39%.
ACTIVE LAND LISTINGS There was an average of 211 properties on the market every month compared to 334 in 2020.
SALES PRICE TO LIST PRICE Land and farms sold for 88% of the list price as compared to 90% in 2020, a decrease of 2%.

 

Forty-one properties sold in the 2nd quarter of 2021 compared to 31 properties in the 2nd quarter of 2020.

There are currently 152 properties for sale which is about a 12 month supply. The properties currently on the market have an average days on market of 235.
