KEY RESIDENTIAL MARKET INDICATORS

NUMBER OF TRANSACTIONS There were 846 transactions in 2020 compared to 760 in 2019, an increase of 11%.
 AVERAGE HOME SALES PRICE The average home sales price increased 15% to $364,772 from $316,516.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 52 compared to 78 in 2019, a decrease of 33%.
ACTIVE RESIDENTIAL LISTINGS There was a monthly average of 293 homes on the market in 2020 compared to 449 in 2019, a decrease of 35%.
SALES PRICE TO LIST PRICE On average, homes sold for 99.2% of the list price as compared to 98.6%, an increase of 0.5%.

In the 4th quarter of 2020, 234 properties sold as compared to 180 properties in the 4th quarter of 2019.

There are currently 161 residential properties for sale which is about a 3 month supply. The active listings have an average days on market of 68. The average list price of homes currently on the market is $416,409. In 2020, homes sold for an average of 1.4% below the list price.​

NUMBER OF TRANSACTIONS There were 137 transactions in 2020 compared to 82 in 2019, an increase of 67%.
 AVERAGE PRICE  PER ACRE The price per acre for raw land over 25 acres increased 12% from $4,401 to $4,913.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 272 compared to 226, an increase of 20%.
ACTIVE LAND LISTINGS There was an average of 202 properties on the market every month in 2020 compared to 236 in 2019.
SALES PRICE TO LIST PRICE Land and farms sold for 93.7% of the list price as compared to 91.4% in 2019, an increase of 2%.

Forty-seven properties sold in the 4th quarter of 2020 as compared to 26 properties in the 4th quarter of 2019.

There are currently 149 properties for sale which is about a 19 month supply. The lots currently on the market have an average days on market of 696.​​
