KEY RESIDENTIAL MARKET INDICATORS

NUMBER OF TRANSACTIONS There were 1,428 transactions in 2020 compared to 1,210 in 2019, an increase of 18%.
 AVERAGE HOME SALES PRICE The average home sales price increased 12% to $526,138 from $468,340.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 52 compared to 66, a decrease of 21%.
ACTIVE RESIDENTIAL LISTINGS There was a monthly average of 456 homes on the market in 2020 compared to 638 in 2019, a decrease of 29%.
SALES PRICE TO LIST PRICE On average, homes sold for 98.7% of the list price as compared to 96.7%, an increase of 2%.

In the fourth quarter of 2020, 393 properties sold as compared to 276 properties in the 4th quarter of 2019. All segments except for the under $250,000 segment increased.

There are currently 243 residential properties for sale which is about a 3 month supply. The active listings have an average days on market of 99. The average list price of homes currently on the market is $1,349,609.

NUMBER OF TRANSACTIONS There were 158 transactions in 2020 compared to 132 in 2019, an increase of 20%.
 AVERAGE PRICE  PER ACRE The price per acre for raw land over 25 acres increased 22% from $7,101 to $8,670.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 161 compared to 269, a decrease of 40%.
ACTIVE LAND LISTINGS There was an average of 215 properties on the market every month in 2020 compared to 263 in 2019.
SALES PRICE TO LIST PRICE Land and farms sold for 91.5% of the list price as compared to 90% in 2019, an increase of 2%.

Fifty-six properties sold in the 4th quarter of 2020 compared to 32 properties in the 4th quarter of 2019.

There are currently 153 properties for sale which is about a 12 month supply. The properties currently on the market have an average days on market of 318.
