KEY RESIDENTIAL MARKET INDICATORS

NUMBER OF TRANSACTIONS There were 861 transactions in 2021 compared to 851 in 2020, an increase of 1%.
 AVERAGE HOME SALES PRICE The average home sales price increased 13% to $413,878 from $364,850.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 26 compared to 52, a decrease of 51%.
ACTIVE RESIDENTIAL LISTINGS There was a monthly average of 246 homes on the market in 2021 compared to 301 in 2020, a decrease of 19%.
SALES PRICE TO LIST PRICE On average, homes sold for 100.6% of the list price as compared to 99.2%, an increase of 1%.

In the 4th quarter of 2021, 30 properties sold as compared to 36 properties in the 4th quarter of 2020.

There are currently 154 residential properties for sale which is about a 2-month supply. The active listings have an average days on market of 69. The average list price of homes currently on the market is $538,530.

KEY LAND AND FARM MARKET INDICATORS

NUMBER OF TRANSACTIONS There were 192 transactions in 2021 compared to 142 in 2020, an increase of 35%.
 AVERAGE PRICE  PER ACRE The price per acre for raw land over 25 acres increased 16% from $4,987 to $5,788.
AVERAGE DAYS ON MARKET Average days on market for properties sold was 303 compared to 268, an increase of 13%.
ACTIVE LAND LISTINGS There was an average of 155 properties on the market every month compared to 205 in 2020.
SALES PRICE TO LIST PRICE Land and farms sold for 92.8% of the list price as compared to 93.6% in 2020, a decrease of 1%.

Thirty-seven properties sold in the 4th quarter of 2021 as compared to 48 properties in the 4th quarter of 2020.

There are currently 120 properties for sale which is about a 12-month supply. The lots currently on the market have an average days on market of 424.
