About the Property
With its spectacular mountain views, interesting topography and ideal location, Little Mason Mountain is a premium country property.
The land is 26.5 acres with about 10 acres of rolling meadow and the balance is mature forest on the southern flank of Little Mason Mountain. From the meadow, there is a panorama of views across neighboring farms to the Shenandoah National Park, and from the ridge the expansive views of the Blue Ridge are even more impressive.
The property has several elevated knolls in the meadow area that are excellent building sites. From the meadows, the property continues up to the top of Little Mason Mountain. Although steeper in places, there are good building sites on the mountain. A solid well engineered roadbed traverses the meadows and continues to the top of Little Mason Mountain.
The current owners have managed the property to provide habitat for wildlife, particularly birds and pollinators. It could be developed into a habitat for quail, grouse and pheasant. However, there is enough open land for a small agricultural operation or a vineyard if desired.
The property is located about three miles south of Sperryville which was recently named the best small town in Virginia. Outdoor Magazine recognized Old Rag Mountain, just south of Sperryville, as one of the 25 best hikes in the world. Sperryville may be the hiking capital of Virginia with numerous Shenandoah National Park trails within a few minutes of the property. When you are finished hiking there are numerous shops, studios, interesting galleries, several good restaurants including the renowned Three Blacksmiths, a full-service gym and yoga studio, our local coffee cafe, two breweries and a distillery.
Little Mason Mountain is only about 20 miles from Culpeper where the historic Main Street thrives with restaurants, bakeries, and interesting shops. Culpeper also has most of the standard big box stores as well as multiple grocery stores. Warrenton and Front Royal are only a few miles further. Located 90 minutes from Washington, DC, and about an hour from Charlottesville, it is an easy drive for a weekend get-away, yet it feels a world away.
