Rediviva Retreat is just a fine piece of property. The property has wide open views, frontage on a 2-acre pond, rolling pastures and a wooded dell bisected by a small brook. It has an interesting topography and numerous rock outcroppings so it seems much larger than its 29 acres.
Tucked in at the foot of Jenkins Mountain, Rediviva Retreat enjoys an ideal southwestern aspect looking across the pond, fields and forest to Turkey Mountain, Old Rag, Hazel Mountain, Oventop and Mary’s Rock. The entire middle section of the Shenandoah National Park commands the horizon.
The property ranges from about 700 to 900 feet in elevation and there are multiple excellent house sites. You just need to choose which knoll has your favorite view.
About twenty percent of the property is wooded with an old stonewall describing a portion the western boundary. A small steady stream drains the woods and there is a good location for another pond in this area. The banks of the stream are lined with an interesting mix of Sycamores, Persimmons, Walnuts and Honey Locusts. Redbuds and Dogwoods abound at the edge of the forest.
The property is completely fenced and is used for pasturing cattle. There are ample opportunities for other livestock, grapes, or alternative agriculture.
There are several weathered old buildings on the property. Other than providing a rustic counterpoint to the lovely landscape, they are of little value. An enterprising soul could salvage some rustic materials for architectural details of crafts.
Rediviva Retreat is located in Rappahannock County on a private lane between Little Washington and Sperryville. It is convenient yet private.
Rappahannock and surrounding counties offer endless recreational possibilities. Shenandoah National Park, home to scenic Skyline Drive, Old Rag Mountain, and many miles of trails, is a stone’s throw away. Located under two hours from Washington, DC, and about an hour from Charlottesville, Rediviva Retreat is an easy drive for a weekend getaway yet it feels a world away.
