These fields are where the spectacular views are most prominent and there are multiple excellent house sites in this area of the property. From the open portion of the property, the land gradually falls to a wooded plain along the banks of the Hughes River.
Because of its outstanding location, Sunrise Summit is ideal for outdoors people. You can hunt, fish, explore, cross country ski and birdwatch on your own property. And when you want to stretch your legs a little more, Old Rag Mountain, White Oak Canyon and an extensive network of trail in the Park are only 5 minutes away. The beautiful back roads in the area are perfect for bike riding. It is possible to ride for over 50 miles without worrying about traffic while enjoying stunning scenery.
The open portion of the property has a predominant southeastern exposure which is ideal for growing wine grapes. The rich deep soils will support many types of farming and alternative agriculture. Because of its location on the F.T. Valley Road and proximity to Old Rag Mountain, it is ideally situated for an agritourism enterprise.
Sunrise Summit is about two miles from the little village of Etlan where there is a country store. It is about eight miles from the slightly larger village of Sperryville, recently selected as the best small town in Virginia. Sperryville features restaurants, a coffee shop/wine bar, a whiskey distillery, two breweries, a yoga studio and gym, art galleries and a nine-hole golf course. There is also an entrance to the Skyline Drive and numerous access points to the Shenandoah National Park in Sperryville and the mountains surrounding the village are laced with great hiking trails for exercise and exploring.
Sunrise Summit is about 25 minutes from the town of Culpeper where the historic Main Street thrives with restaurants, bakeries, and interesting shops. Culpeper has most of the standard big box stores as well as multiple grocery stores. Warrenton and Front Royal are only a few minutes further.
