The Cabin on Piney Run
55 Pickeral Ridge Lane • Sperryville
About the Property
It’s like owning your own private piece of the Shenandoah National Park. From the rugged and untamed beauty of Pignut Mountain, the frolicking Piney Run, which delineates the western boundary, to the river rock cabin and outbuildings, complete with park service brown trim, The Cabin on Piney Run is like your own personal park.
The 96 acre +/- parcel features almost a ½ mile of frontage on Piney Run and almost ½ mile of border with the Shenandoah National Park. This rugged and wild property is ideal for hunting, hiking and enjoying the outdoors. Wildlife abounds, hiking trails are plentiful and the natural setting is stunning. The property is improved by an updated 2 bedroom cabin sited above Piney Run.
The ample use of local fieldstone and river rocks ensures that the cabin is in harmony with the land. As you walk up to the cabin a stone retaining wall creates terrace flower gardens; in the spring, the riot of colors is truly breathtaking. A modest porch greets you and ushers you into the cabin.
The cabin features a wide open floor plan. As you enter, the kitchen area is immediately to your right while a dining area is to your left. Behind the dining area is the living room anchored by a wood stove. French doors lead from the living room to a majestic screened in porch. The screened porch is sitting practically above the Piney River and the lullaby of the water rushing past is entrancing. You are sure to wile away the hours enjoying the serenity of the porch. The shade provided by the surrounding trees and ceiling fans ensure that this porch can be used most of the year. Behind the living room sit the two comfortable bedrooms. The cabin was originally built in 1960, but in 2014 it was taken down to its foundation and completely rebuilt for modern living.
Behind the home is a fabulous patio with a stone firepit. A small workshop sits off to the side. The stone patio gently transitions into a stone walkway that eventually turns into a trail that leads down to the Piney River. You are sure to be impressed by how well built the trail is. The trail follows the Piney River and is a joy to hike.
If you are feeling a little more adventurous, you can hop to the other side of the river and get on the Piney River Trail. From there, you can get on the Appalachian Trail, make a great loop ending on Hull School Trail with a short walk down Sycamore Ridge Road to the property or even cross over to Little Devils Stairs. With limited parking available, all of these trails are virtually untraveled.
From the Piney River, which makes up the entire western border of the property, the property rises up Pignut Mountain. The mature forest consists of stands of Yellow Poplar, Red Oak, Black Oak, Chestnut Oak, Ash and Hickory. The forest has been well maintained with light select harvests to promote growth.
Closer to the border with the Shenandoah National Park a second home site has been selected with a lot certification for a 3 bedroom home. The home site sits on a gentle ridge and, with a little clearing, you can see the peaks of Mary’s Rock rising in the distance.
Around 80 miles from Washington, DC, and about 55 miles from Charlottesville and even closer to both airports, The Cabin on Piney Run allows you to get away from it all without being too far off the beaten path. From the cabin, Sperryville is only 4 miles away…perfect for riding your bike into town for a coffee. If you want to explore other areas the Thornton Gap entrance to the Shenandoah National Park is only 11 miles away and the Old Rag trailhead is 16 miles away. In addition to the endless buffet of trails, vistas and waterfalls, Rappahannock and surrounding counties offer endless recreational opportunities. Visit one of our local breweries, distillery or cidery. Enjoy a meal at one of our local restaurants that range from the casual Black Twig to a gourmet meal courtesy of 3 Blacksmiths or the world famous Inn at Little Washington. Don’t forget to visit our local galleries, antique stores, orchards and take in a play at the Castleton Festival or the Gay Street Theater.
